Loft apartment buyers are attracted by convenience, spaciousness, status and prospects

KR Properties experts have analyzed the main groups of loft apartment buyers. The key loft-style apartment projects are Manhattan House, Nikolaevskiy Dom, Clerkenwell House as well as loft apartments in Ryady Soldatenkova of Danilovskaya Manufactory. At the end of the year, KR Properties are launching a new premium-class object, Kadashevskie Palaty.

The profile of a loft-style apartment buyer in Moscow is inhomogeneous. These may be native residents of the capital or region dwellers with large-scale business or top managers at international companies. The company experts have singled out the four key groups.

The first group is comprised of business-related buyers: CEOs, entrepreneurs and business people from other cities. Foreigners, who have come to live and work in Russia, also choose loft-style apartments for long-term stay, being dissatisfied with rented accommodations. This group accounts for 35% of the total number of loft apartment buyers.

The second group consists of the buyers who are not related to business. These are affluent families owning traditional housing in Moscow or in its suburbs. These buyers are more interested in prestige, location and exclusiveness. The company experts note high emotional evaluation of the architecture and construction quality among the buyers of this group. They spend a lot of time abroad and have a particular vision of loft structure esthetics. This group accounts for 30% of the total number of buyers.

In the third group there are young medium-income families and creative professionals who consider apartments an affordable analog of ordinary accommodation. Spacious loft-style structures appeal to show business representatives and popular sportspeople, who belong to this group as well. Loft apartments serve as creative studios and places to organize work displays, parties and photo sessions. This group accounts for 20% of the total number.

In the fourth group there are investors, who purchase loft apartments for future sale in order to receive profit. The company experts evaluate the potential of price growth at the level of 50-70% depending on the project stage and 80% in the secondary market.

Loft apartments in the capital are a rare offer. With years their popularity is only bound to grow along with the demand for such a type of accommodation. Developers still manage to find buildings for reconstruction near the city center but such projects will be appearing in the market less and less frequently. Loft apartments are the most reliable investment into real estate as shown by the experience of the real estate markets in Europe and the USA».
